Investment Criteria

Atticus purchases real estate assets that meet the following criteria:

Verifiable income stream. We determine our purchase price based on an analysis of future cash flows and not on expected appreciation. Due to this pricing model, we are unlikely to purchase raw land or finished lots unless it is part of a planned development or improvement project.

Discount to either replacement value or fair market value. We believe that acquiring assets at the lower of replacement value or fair market value limits our downside and allows for future appreciation potential.

Seller circumstances that favor a sale. Due to our capital structure and the transactional experience of our principals, we are able to diligence, structure, and close transactions very rapidly. These attributes can be valuable to sellers experiencing a liquidity crisis, regulatory concern, or other timing issue; and we actively seek out these sellers.
